“February Reigns as Top Month for Home Sales: Rightmove Analysis”

February stands out as the prime month for selling your home, as per insights from Rightmove. A recent study on home sales indicates that 68.9% of homes listed in February successfully secure buyers. Following closely, January and March share the second spot, with 68.8% of listed homes finding buyers on average. April takes the third position at 68.7%, followed by May at 67.7%.

In contrast, October ranks lowest on the list, with 65.4% of listed homes eventually selling. On average, it takes seven months to find a buyer and complete a property sale transaction. The analysis by Rightmove scrutinized millions of listed properties from 2014 to 2024, excluding 2020 due to the pandemic and 2025 to consider properties listed later in the year that are still seeking buyers.

January emerges as the quickest month to secure a buyer, with an average of 47 days, closely followed by February at 48 days. March sees the highest number of newly listed properties and the most overall sales agreements on average.

Colleen Babcock, Rightmove’s property expert, highlights February as the optimal month for selling homes, emphasizing the upcoming crucial Spring home-moving season for strong market performance. Steve Reed, Housing Secretary, underlines efforts to streamline the buying and selling process to expedite transactions and reduce stress for individuals embarking on their property journey.

John Baybut, Managing Director at Berkeley Shaw Real Estate, notes the robust UK property market conditions despite economic uncertainties, attributing the strength to declining interest rates and consistent long-term property value growth. He advises serious buyers to be prepared in February, the peak month for new property listings, ensuring they have secured mortgages and initiated the sale of their own homes to seize the best opportunities.

Mike Sharman, Group Managing Director at Sharman Quinney, points out the active January market as vendors gear up for the year ahead. He highlights February and March as pivotal months for new property listings driven by the arrival of early spring, indicating a proactive approach by vendors entering the market after thorough market assessment.
